THE REASON BEHIND VIETCOMBANK TOWER HIGH OCCUPANCY RATE

Vietcombank Tower is located in a prime position in the heart of Ho Chi Minh City, offering convenient accessibility along with a modern design and international sustainability standards.

The tower, classified as an A+ office building, began construction in 2010 and commenced operations in late 2015. Upon opening, it achieved an 85% occupancy rate, which rose to 98–99% between 2016 and 2020. Although this rate dipped to 91% during the COVID-19 pandemic, it rebounded to 97% over the past three years

Mr. Dao Ngoc Hung, General Director of VBB (Vietcombank - Bonday - Benthanh Joint Venture Company Limited), the investor and operator of the project, stated that the combination of three key factors—location, design, and international sustainability standards—has helped Vietcombank Tower stand out in the premium office market.

Vietcombank Tower is strategically located in District 1, Ho Chi Minh City

Located at No. 5 Cong Truong Me Linh, District 1, Ho Chi Minh City, behind the Tran Hung Dao Monument with four open facades, Vietcombank Tower offers a view of the Saigon River. This prime location provides easy accessibility, contributing to the high occupancy rate of the office building in recent years.

In terms of design, the project features an architectural blend of Western modernity and local cultural elements, created by architect Ceasar Pelli, the designer of the Petronas Towers (Malaysia) and the International Finance Centre (Hong Kong). With 4 basement levels and 35 floors above ground, the tower stands over 200 meters tall, with a crown-shaped apex inspired by the legendary Hung King’s crown. The building's facade is crafted from high-quality stone cladding and aluminum glass, combining modern style with energy efficiency.

Vietcombank Tower is equipped with a modern elevator system, a fresh air ventilation system, and an artistic modern lighting system at night that enhances the building's beauty while maintaining harmony. Regular maintenance ensures the stable operation of the building, even after nearly a decade of use.

"We are not only the investor and owner but also the building's operator. This ensures that all improvements are executed optimally," Mr. Hung said.

The representative of Vietcombank Tower received the LEED Platinum certification.

In August, the building achieved the LEED Platinum certification – the highest ranking from the U.S. Green Building Council (USGBC). Vietcombank Tower is also aiming to be the first office building in Vietnam to achieve the WELL Core V2 Gold certification, with a focus on health and user experience criteria.

Earlier, in 2023, the building received four ISO certifications from the British Standards Institute (BSI): ISO 9001:2015 for quality, ISO 14001:2015 for environmental management, ISO 45001:2018 for occupational health and safety, and ISO 50001:2018 for energy management.

According to Mr. Santanu Dupta Gupta, a representative of USGBC, Vietcombank Tower serves as a prime example of successfully transforming an existing building into a green project that meets international standards.

The building’s goal is not only to maintain high occupancy rates but also to create an ideal working ecosystem for outstanding businesses. "We want each space in the building to not only be a place of work but also an environment that inspires creativity and fosters the development of every company," Mr. Hung shared.

In 2024, Vietcombank Tower continues to invest in advanced technologies such as Swedish access control systems and air quality monitoring systems from the U.S. to create a safe and healthy working environment.

The building's peak was inspired by the crown of Hung King

Currently, the tenant list of the building includes many large domestic and international corporations such as Vietcombank, Heineken, Vietnam Oil and Gas Group - Phu Quoc Petroleum Operating Company, Johnson & Johnson, Sunlife, Shiseido, Idemitsu, Sojitz, Sumitomo Corp, Pernod Ricard, Baker & McKenzie, etc. The industries represented range from finance, energy, and legal consulting to pharmaceuticals and consumer goods.​
